Hello Baja Friends

This is my first post on my new Mexican website, www.BajaCalRealEstate.com. Although I have lived in Mexico on and off for over 6 years at the time of this post ( 3/29/17) and have been involved in real estate this whole time, this is the first of many posts about the current conditions for making Baja California your new retirement place of residence. My hope is that I can shed light on the lifestyle of living in this beautiful part of Mexico and answer some of your questions.

The subject territory starts in Rosarito, just a few miles south of the border in San Diego and goes south to Ensenada, more specifically Punta Banda. Ensenada is typically about an hour and 20 minute drive from the border. Punta Banda is another 30 to 40 minutes south on beach. The trip down the coast on the Toll Freeway known in Mexico as the Quota” is a stunning drive, showing off the Pacific Ocean and Coronado Islands.

Properties range is price from $65K to $7 million dollars. The most popular homes for Americans tend to be in the range of $200K to $450K. For this you can buy a high quality 2 to 4 bedroom home with granite countertops, some views of the ocean, city  or mountains, and typically around 1200 to 2000 sq.ft. Some properties in the Punta Banda area are on leased land, which is good if you have a lower budget. Land rents are usually on a lease for 5 to 10 years with renewal options for between $180 and $500 monthly, depending on the amenities of the property.

Buying real estate in Mexico is fairly easy. If your home is within 50 miles of the coast or border you cannot own land in your own name unless you are a Mexican citizen. This is not a problem as Bank Trusts are set up called “Fideicomisos” in which they hold the title to the property. The beneficiary of the trust, “You” control the trust. You can sell the property, rent it, improve it, heir it to your relatives or do anything you want with it. It’s pretty much the same as fee simple title in the States. There is a bank fee for maintaining the trust each year.

The lifestyle in Baja is simple, full of adventure and fun. Of course you have the sun and the ocean with a temperate climate between 60 and 85 degrees year round where you can swim, dive, collect muscles, fish, play tennis, golf, bike, kayak, waterski, boat, cruise, sail, horseback ride, dune buggy ride and climb the rocky coast. There are cities, small towns, beach communities, exclusive real estate developments, luxury condo towers, farm and ranch property and magnificent water views in most costal communities. One of the most interesting places to visit or live is the Valle de Guadalupe. It’s the main wine producing area of Mexico and is located about 20 minutes north of Ensenada.

Boutique Wineries and some very large ones are located in this valley. Homes don’t come on the market often but you can buy a few acres and build your own. Gourmet restaurants, homemade local cheeses, vegetables, and fruits along with fine breads and wines are the local economy together with Good Hotels and B & B’s.  Local entertainment at some of the larger wineries boast Latin and International concerts and shows. It’s a wonderful place for the weekend and to bring friends and family.

Living in Baja and being so close to the States is the perfect location to keep in touch with your US families, friends, doctors and shopping. Although, the hospitals and doctors in this part of Baja are really great. A private doctor’s visit is around $40 and you can count on the doctor’s undivided attention during your visit and follow up afterwards. Many local hospitals work under US standards and some may accept your insurance. Dentists, Plastic Surgeons and Orthopedic surgery is much less expensive than in the States and the quality is just as good, according to many of my friends and colleagues who have more experience than I do in this area.
